PERMITTING & REGULATIONS:

  • Placer County started accepting THOWs (Tiny Home on Wheels) as options for Primary Residences & ADUs (Alternative Dwelling Units) in the summer of 2022. Click here to view the permit checklist.

    It is important to note that a THOW is registered with the DMV as a recreational vehicle (RV), and can be used, parked and stored like any other travel trailer. When planning to make a THOW a permanent dwelling, Placer County will permit the structure as a modular home after verifying that the THOW meets the requirements in the checklist above.

  • At Ponderosa Tiny Homes we use NOAH to certify our builds. This means your tiny home is built to meet national RV standards as well as energy and structural standards. This ensures both a long lasting structure and a safe journey if you ever decide to move it down the road. We also comply with national fire codes as required by Placer County (NFPA).
